卑詩樓市靠「財富」非「收入」支撐

加拿大地產協會也就卑詩省的樓市獨特性作出分析,近年卑詩樓市的特點是,因為國外移民及省際移民大幅增加,而數據顯示這些人不少是55歲以上、積聚了不少財富(wealth)的人,他們的收入(income)未必很高,但卻很喜歡買高價位的房屋,導致卑詩出現獨特的、以財富而不是收入撐起樓市的情況。

克倫普又說,今年下半年,安省及卑詩省這兩個全國樓價最高的省分,將會引入HST,樓價會因此而逐漸回軟,帶動全國平均放緩。

根據協會的預測,卑詩樓價在2010年及2011年仍將遠超出全國平均;2010年的樓價預料會再升4.2%,到485,500元;而明年卑詩樓市將會放軟,樓價會下降1.8%至476,600元。

What kind of facts do you have to back this up? Last time I recalled, when NDP was in power us British Columbians got nothing in return other than the three "fast" ferries, huge raises for union members, a health care system that will eat up our government's chequebook faster than patients can be benefitted.

Now look outside, just witness all of the infrastructure changes to this province that have been implemented or about to be implemented.  I am not saying that the curren Liberal party members are saints, but they are at least putting money into things that we can actually see.

As for the housing market, every big cities have once upon in time gone through this stage when it is heavily invested by foreigners.  Dating back a year ago, don't forget who were the people who defaulted their purchases on the pre-sold condos/townhomes.  All it takes is another negative event in the stock market and our housing market may once again return to the so-called "normal".

Supply and demand.

Will foreign investment uninterruptedly flow in forever tho? If what the article says is true, then when the boomers (richest generation ever) are cold in their graves and all they have left for their child are massive amount of private and public debt with all sorts of commodities and assets inflated to bubblicious prce levels, we'll see the master of all housing crash in Vancouver...

Probably not much of a problem if we are talking about 5 - 10 years... but for a horizon of 20 years, which is close to how long most will take to get out of their mortgage if they start now, it might not sound so good anymore...?
