Haha.... the "exposure" means the direction of the main opening space. For apartment, of course it's not the door (which usually facing the corridor or elevator...etc) but the window/balcony kind of stuff! What that realtor said can apply to townhouse tough, hahaha... .

Compare to #201 asking for $248,900, #701 is more reasonable already, hehe! #701 will have a tenant paying for the mortgage (or most of it) from Sept, so the owner is not rushing to sell anyway thus the price would be firmer. #1201 is a much higher level so it's more expensive (plus one more parking as a benefit) which is reasonable. But only if you prefer a higher view or else you don't necessary to pay for more. And #1301 is a different layout (penthouse unit?), I don't think you're interested in it.
Level 2 to 12 are one bedroom units, they have same plan, same direction.
In terms of rental income, tenants may pay a little bit more for the 12/F, but the buyer has a pay a lot more on the purchase price.
