As for the earthquake, no one know when and where it will happen. So, it is just a lottery.... I just don't understand the fact that if there will be an earthquake in BC, does it really matter you are in Richmond or Burnaby? People always confuse that if there are in Burnaby or Vancouver, they are protected. If you are in Richmond, you will be dead.

What you are saying about the earthquake being a lottery is true, but if the property were mine, I would never have enough guts to place a $300k, $500k, or $1M bet on any lottery. For most people, their homes are the single most valuable asset in their entire life. In the event of an earthquake, houses in Richmond are at least under serious risks of flooding. Repairing flood damage is anything but cheap, not to mention the trouble that is involved. By living on higher grounds (eg. Vancouver, Burnaby), I do not have to live with that risk at all.
Of course, different people have different comfort levels in dealing with risk.
