There is no simple solution that can minimize the impact without having a big hit to the market... And one of the reason is that the government has inserted too much stimulus on the market to set the bubble up... Resolving the problem is always better to be sooner rather than later... Market will collapse one day (free market is not perfect). At the time when the bubble burst please don't cry help to anyone because the case is already "certified" - guess who's going to pay the bill?...

Yes, when the real state gets too hot and the housing prices become unaffordable, we blame the government. However, real state has always been an important foundation and cornerstone to establish the prosperity of Hong Kong. Why didn’t the HK people praise the government for that?

HK is a free economy market and running under capitalism. The capital and investment behaviours are driven by profit and opportunities. When those people demonstrate on street and demand the government to 打倒地產霸權, how many of them have a clear idea of what they are asking for and what kind of objectives they want to achieve? Sorry, I don’t think so. Just like our dearest idiot LIK here. He also has no clue of what he said and what he wanted to achieve.

Let’s ask these questions.

1)        How many of these people did not have any investment in real state or relating business?
2)        How many of them actually want to see the real state market gets cold and the value of their real states go down?
3)        How many of them will believe their life and job securities won’t be affected if the real state market gets cold?

Does the HK government have the power to intervene the market and cool it down as demanded by those people? Yes, absolutely. However, what will the consequences be if the government did that?

First, where the free (hot) money will goes when the real state is no longer a viable market for investment? Most likely the easies choice will be the stock market. What can we expect? Bubble, of course. That will be a devastating situation.

Second, if the stock market crash, where will the money go? They will be likely pursuing other opportunities outside of HK.

The diminishing of HK as a world finance center will be roaming on the horizon.

It is always easy to say and hard to execute.

Will 普選 be a solution to this? Can you see how naive our dearest idiot LIK is?  

In my opinion, the HK government needs to take its surplus reserve to invest in the development of new economy and redirect the capitals to invest in those new opportunities (Our idiot LIK also opposed to this idea and he would rather take the $6000). Unless alternative opportunities are available, I don’t think the HK government can do much. What they can do is just easing the anger of people by building the “public housing” again, BUT at a SLOW pace.

Ask one simple question. Do you think it worths that much to purchase an apartment unit in HK?

In a healthy economy (if market runs normally), one shouldn't pay more than 30%-35% of their after tax income just on living (either paying mortgage or rent)...

Either you are not suited to that place, or the other way, that place is not suited for you...

Whether an apartment unit worth its price is a relative measure but is not an absolute dollar amount. The same house won’t be sold for the same price at the Vancouver west end as if it is located at the east side.

Yes, people living in a healthy economy with decent living standard shouldn’t pay more than 35% of their income on shelter. However, why is not because their income is too low (relatively) instead the price of housing is too high?

Why the income level of average HK people cannot catch up with the price of housing is the key we should question the HK government and that is the key area the government can work on and should take the responsibility for.   

In my opinion, focusing on improving the income level instead of suppressing the prices of real state is a much healthier approach and as same to the economy.

Your proposal is not practical either... 與虎謀皮...  Wish the employer to increase the wages to meet certain living standard without strong union backup... ... You won't get any results... 3 years, 3 years, and another 3 years... 10 years is coming la...

Entrepreneur used to be smarter in thinking solutions... Real estate generates too much easy money in HK (as long as you have $$ backup). Shifting the risk to them I won't see any difficulties, and be more realistic (they would keep barking, barking, but turn out to be doing business again)... Investment always involve risk, that's why it has higher return...

Without wasting too much time on you, I'll just say that it is much easier, faster, and more easily achievable for the SAR government to bring real estate prices back to reasonable levels than it is to try to raise income levels (without causing inflation problems). Numerous plans can be introduced, the easiest of which are simply just the re-introduction of public housing (居屋) into the market. Alternative and innovative housing ideas could also be explored, and I have heard of a few (some were 1/2 baked, and some were better than others).

The fact of the matter is, the current SAR government under Bowtie Tsang's "leadership" is utterly useless, and only interested in serving the needs of big business and the rich and powerful.

I believe you didn’t understand what I said. I never said the government should force the employers to raise wages.

I had said HK is running under capitalism and wage level is driven by market demand.

I had said a lot. Before going further, I would pause and listen to your proposal of how to 打倒地產霸權 and still helping the economy.

Diu, you said it yourself earlier la. Housing cost that is roughly in the mid-30% of people's salary ar mah. That's pretty much the generally accepted level in financial planning. Hong Kong's affordability index is way beyond that. Vancovuer's index is higher than that as well, but not quite as bad as HK's.

The simplest action is to simply re-start 居屋 construction. You could also increase 公屋 supply in conjunction with a revived 居屋 construction. Legislators have been lobbying the SAR government to do that for quite some time, but it wasn't until Grandfather's HK-Macau supervisor came and told Bowtie Tsang in his face that he needs to re-start the public housing project. Why do you think the government can simply ignore the wishes of its people and continue to feed the big developers? Again, it all goes back to the existence of the functional constituency and how their existence is an insult to the democratic process. If LegCo members were all directly elected, LegCo could exercise a lot more pressure on the government.

If you had any sort of intelligence at all, you'd see why other countries can diversify into different industries while the same conditions can't apply in HK. I'll give you a hint -- consider how big HK is, and where HK's strength lies. HK isn't exactly just a one-trick pony, but there are lots of limiting factors in what HK could become. If you remember 老懵董 and all the failed promises that he brought up before, you'd see what I am talking about. But hey, I have no expectations from you at all~
