err... i thought the price goes up and down with the market.  Individual property doesn't set its own value, unless it is super special/unique.  I couldn't think of any example that falls into that category in richmond...

That was an example to buy high when the market is dropping... of course, I always hope that I am wrong.

I think perma bear definately won't take CMHC's words as bible.... cuz CMHC usually 唱好個市. Choose the number that looks the best/least severe. It's in their interest ma... If even CMHC says down X%, more likely in reality is that it's a lot more than that...
Whether $610k in this climate's good or bad, really depend on what specific townhouse I guess. Maybe insane awesome furnishing inside, have view, etc. Who knows.~

Frist, never believe CMHC lol.  I believe CMHC thinks we are in a stable/flat market right now
Second, some properties still sell b/c there are always "greater fool".  When the pool of great fool starts to deplete, that's when the market starts to fall.  No one needs the data from CMHC nor REBGV to realize the market is not sustainable at this point.  In fact, most of the time, the greater fools even ignore stats to try to catch a knife when it is falling.

Apparently, stat doesn't matter on this forum.  Future price doesn't matter too.
Some properties will be bullet proof from the market too; hence, the market is not going down...

    But to me, a 5-yr old town house in richmond I wasn't expecting to pay 610K for it...
No view...but layout is decent.
And of course, I am more surprised to see my friend paying a bit more than the asking price...just to get the place.
