Property Accountant

想問下有冇人係做呢種 Accountant ?
大既係做 d 乜 ? 前途好唔好 ?
有冇邊幾間 Property Management 既公司響 Vancouver 係比較有名 ?

I did that as a independant contractor once... very routine job. Alot of bills... etc.
If pay okay then its fine cause no '' liability'' other than book keeping.
Brainless once you are familiar with it.

我做這行已十年多,睇下你係咩野公司做。工作最主要係做 Accruals, Recoveries, Forecast, Budgets, Variance Analysis等等。越大的 property 越好玩,尤其是 commercial properties,當你有 government lease, 同 national tenants,又或者 consolidated buildings時,計 common area recoveries又要睇唔同 lease type 既 conditions 和 cap deals,好多時都好 challenging。

呢一行一直都好有 market,因為唔係人人都識做,你有呢方面既 work experience會好 high pay。大公司有 Bentall, Brookfield, Ivanhoe Cambridge, Cadillac Fairview, Oxford, Colliers等等,中小型公司既 property acountant多數一腳踢,由lease admin至AP/AR到 property accounting 都要做埋,不過會學好多野。大公司有其他 staff 幫你做,你只專注 property accounting。做3rd party 既 property management company會辛苦D,因為deadlines好多,residential properties我個人覺得唔係幾好做,因為D tenant好多時好野蠻,理解及知識水平較commercial tenant低,吃力不討好。

做細既properties 好快會悶,但係做大既properties例如 shopping malls 之類就最好玩,成日都有新 challenge。係會辛苦少少,不過學到好多野。
