Part of the mortgage lender's accessment (to see if you are qualified for the house/townhouse, etc. you are pursuing) is to be able to provide an MLS posting with the house/townhouse you are purchasing with the MLS number on it.
Without MLS, you may be rejected/refused outright due to shady transaction concerns.
