In the article, they say they are going to build 6500 units, that is a lot of units.

Even in Hong Kong, with 8 units per floor, ~40 floors per building, total ~320 units per building.
Are they going to build 20 such buildings?

8 units per floor in HK??? are you kidding??
now a day there mostly 16 units per floor now.

The 6,500 units count is about the whole community that will use this station, not just this project ...

The area between Garden City from the east, No 3 Road from the west, from Sea Island, to Capstan, to Cambie, there are still some grass fields.
