I lived in DT Van, Van West  and Richmond.
I picked Richmond for now.
It also depends on your life style.

For me, I love Richmond because my life style is all based in Richmond. If I want good food or fine dining, I can always drive to DT.

Living: I live in Richmond West and there are less Chinese compare to Richmond Central, which is "better". I love that I can go to the Dyke easily. For all sport and related activities, everywhere is nearby.

City: Traffic is super easy in Richmond (People who is living in Richmond all know how to avoid No.3 and take the less traffic route)

Asian: If I need something Asian, way to go in Richmond. Food courts, supermarkets, chinese style malls, you name it.

House Value: Richmond is not cheap at all...Check the Gold Pages

Richmond: Close to airport and all highways, US etc

Government: We have a super good city of Richmond to manage our city. I paid less property tax compare to the time I am living in Vancouver.
Vancouver is ______ !

I am now in Burnaby and there are so many C9 and dumb kids along the Kingsway, Metrotown and Crystal Mall too.

As for the earthquake, no one know when and where it will happen.  So, it is just a lottery.... I just don't understand the fact that if there will be an earthquake in BC, does it really matter you are in Richmond or Burnaby? People always confuse that if there are in Burnaby or Vancouver, they are protected. If you are in Richmond, you will be dead.

People who never live in Richmond, Vancouver or Burnaby will be hard to tell which one is better. It is a very personal preferences. my 2 cents..

Agreed.
Sometime we have no choice regarding nature disaster.
If people have choices, why are they still live in SF, Tokyo or those high risk area?
Remember Vancouver area is also in high risk....but why so many Chinese picked this land to live? Everyone should move to a place where there is no disaster...haha.

Why not North Van?
It is because:

1) Only 2 bridges to go to DT or other area, which is a bad traffic spot.
2) House prices are crazy
3) Less Asian places
4) BORING, only for retired people....LOL

This is why most Chinese will not pick North Vancouver as this is kind of an isolated land.
Chinese culture like 熱鬧....

Reality...

House prices are the key factor of the topic, this is why the new generations need to pick Richmond, Surrey, Burnaby, Delta, Coq et etc....

Need to say bye to Vancouver(s) --> Van West, North Van, West Van....LOL

Richmond or Burnaby?

If the house prices are the same and you are not too worry about earthquakes, you need to see whether you love the environment/people/culture/government of the area.

There is no model answer for this. It all depends of your personal preference.

Some people mentioned food is one of the factor...
When you think of Richmond, you will link it to Chinese Food or Asian Food.
As Richmond has 45% of Chinese in its total population, I wonder where the rest of 55% will eat...

Don't tell me all of them just stay at home and eat...haha.

Yes, 100% support.
I have the same feelings..

Most of my non Richmond living friends did mention that they will never live in Richmond because of Chinese, traffic jam and those stupid Chinese mall...

But I always see them shopping and eating in Richmond.
Traffic jam happened in all different areas.
