#805係我睇果個,如果要整到好似#705 咁,大約要用$5000

幾個月之前呢座大廈都有multiple offers,但係#705 都由$319,900 減到$308,900
個市慢o左少少. days on market 耐o左. 開始減價.

其實#805 係ok o架,如果自住o既話唔洗理個rental restrictions.
3樓同4樓之前幾個月係賣$320k +/-
依家高幾層仲平o左...
interior condition 自己搞掂佢,換carpet,油油,應該都係幾千蚊有找.

無錯.第一個係向西,不過佢前面有另一座樓擋住,唔係真係咁哂
當我$234,000 買到(呢個係RBC 比我o既counter offer),放租可以收$1100.
第二個其實係SW, 個經紀話方向係計個門口,唔係計個單位向邊..真係搞笑..
佢開緊$299,000, 放租大約$1400

其實2個都差唔多,收租可以cover 管理費地稅同mortgage. 我係唔洗拎錢出o黎o既
第一個我low ball 佢$215,000...但係佢企硬$234,000...樓上#901 都試過拎出o黎賣$246,000, good condition,都賣唔到...我無可能$234,000 買3樓
第二個我無落offer,因為個rental restrictions有d 麻煩

我未上去都知佢係向西.不過所有o野都有個價.如果佢唔係向西就唔會咁鬼平...
果座o野有d 2 bedroom 同 3 bedroom...好方向都留比佢o地
d 1房都係向西向北....

richmond果個已經expired o左.佢企硬$239k,當然無人理佢
其實我仲睇o左#701,佢開$259,000
我最多都係落$240,000...(都係因為#901 $249,000 都賣唔到o既關係, 7 樓應該平d)
#701 9月會有租客租$1050, move in condition
不過業主又係唔肯減價,所以我都費事落offer
其實#1201 都放緊,有2個車位,開$285k,我覺得比較貴..無去睇

#701 is not rush to sell + they will have a tenant in Sep, that's why...

Level 2 to 12 are one bedroom units, they have same plan, same direction.
In terms of rental income, tenants may pay a little bit more for the 12/F, but the buyer has a pay a lot more on the purchase price.
i'm calculating the equity dividen rate myself....
