Usually people are not too concern about hydrant. Just curious, are you having a large lot? If so, I don't think the transformer would bother you much as it's usually located at the truncated lot corner at least 6m away from the house. People usually have some landscapings surrounding that area (8ft/2.5m (min. req') away from the transformer).

Like B2L2 mentioned, transformer do make a tiny buzzing noise, especially in rainly days. You may hear that when it's dead silent. Having pad mount transformer and hydrant are quite common to corner lot though.

To most Chinese, they don't like corner lot. But like you've said, corner lots have to be bigger in order to satisfy the side yard clearance in the bylaw.

Having a quake insurance is a plus in Richmond...
But, I don't think that will solve all your worries.

Insurance will cover the damage from the quake itself, but I don't know if it will cover the damages caused by the tsunami, liquefaction of ground, flooding (caused by ground settlement, not rising of water table) and fire after the quake.

Any experts here can answer these questions in depth?

Just my 2 cents...

IMO Richmond is a good place to live e.g. beautiful weather, convenient...

BUT...

It doesn't worth spending too much on it.

Most Richmond ground are full of "crap"...
Most Richmond area are basically well match sea level...
Ground water level is so high in Richmond...

Would you mind investing most of your money in an area full of hazard?

As long as the moisture content in the ground stay low, that won't have severe effect during quake...
