The worse thing is that the resident manager gets commission from all those projects.
So, if resident manager "discover" something to fix, and able to convince some retarded owners to support him, then he can make so much money that he is set for life.
It happens everywhere.
Also, the resident manager can group with the council to find the contractors, engineer, and etc... to do a presentation to convince some owners to approve the proposal. Once it's at that stage, all the owners are screwed already. Because the resident manager must had so-called "independent" engineering company to do tests. Once that's done, your building is flagged in banks, no one can borrow from the banks to buy your property. So you are stucked and keep getting milked by the manager, as long as the manager has friends in the council and owner group.
The manager can find some friendly contractor to charge crazy amount, and he gets commission from, then secretly share the profit between his friends. There is a conflict of interest, but it's legal in Canada. |
