The notion of comparing Vancouver to Hong Kong is rather interesting. I did a quick research. These 2 links looks to be quite informative.

Both basically points to HK having much lower mortgage rates than the western world, masking structural unaffordability. I don't know the HK market enough to even form an opinion on whether this is true or not. Interesting never-the-less

I think perma bear definately won't take CMHC's words as bible.... cuz CMHC usually 唱好個市. Choose the number that looks the best/least severe. It's in their interest ma... If even CMHC says down X%, more likely in reality is that it's a lot more than that...
Whether $610k in this climate's good or bad, really depend on what specific townhouse I guess. Maybe insane awesome furnishing inside, have view, etc. Who knows.~
