That's right. It's a "buyer's market", means there are a lot of choices on the market, thus potential buyers have too many to choose from and compare. The more the choices, the longer the time for them to make decision, and the harder for sellers to sell. Actually there are still quite a few closings each day.

Hmm.... rental restriction might be one of the biggest concerns, no matter you're for self living or renting out (an extra limitation for prospective buyers if you're going to sell it in the future). Wanna think twice?

Other than the asking price, the first one is in Richmond and the second one is in DT, much different in life style. The first one has lower maintenance fee and tax too. And the first one is west facing compare to the second one is SE facing (consider if you like the heat in summer or not).

Haha.... the "exposure" means the direction of the main opening space. For apartment, of course it's not the door (which usually facing the corridor or elevator...etc) but the window/balcony kind of stuff! What that realtor said can apply to townhouse tough, hahaha... .

I got a feeling that the first one should be somewhere within $22X,XXX. :b

Compare to #201 asking for $248,900, #701 is more reasonable already, hehe! #701 will have a tenant paying for the mortgage (or most of it) from Sept, so the owner is not rushing to sell anyway thus the price would be firmer. #1201 is a much higher level so it's more expensive (plus one more parking as a benefit) which is reasonable. But only if you prefer a higher view or else you don't necessary to pay for more. And #1301 is a different layout (penthouse unit?), I don't think you're interested in it.

Oh I see, that makes sense. Many other high-rises are like that too. 3/F or 4/F is like a common area for patio or garden and/or amenities. Pros and cons la.
