If i only make 60K a year, i expect to have a 60K lifestyle. I wouldn't expect to have a 100K lifestyle in order to be happy/ comfortable.

I just read an ad on the newspaper advertising new condo in Surrey starting at $149,000. I know it's not technically "Vancouver", but it's close enough to commute back and forth everyday (and enjoy the Vancouver lifestyle). At that price, I don't think anyone can say it's unaffordable. If you TRULY want to buy, there are still cheap options/ alternatives.

Interest rate increase? how much more do you have to pay a month if your property is only 150K even at 10%??

Economic downtown? how much money can you possibly lose/ how low can the prices drop if it's only 150K to start with? I don't think it will drop down below the cost of a car gwa? If so, Miss C will buy it from you! I'll use it as storage.

    I think now they're developing surrey, building/expanding bridges, so perhaps for some people that's an investment potential.

My point is, if you think the $300K bachelor suite in downtown is too small, or too expensive (as others pointed out, earning 60K is above average already), people can still enjoy the Vancouver lifestyle (work, eat, hang out in Vancouver) for cheap if you buy just outside the city. It's a very reasonable option/ alternative for many Vancouverites!

    少少錢就滿足does not necessarily mean 無上進心! Many people do not work purely for money, some people work because what they do is meaningful and the job can cover basic neccessities. I think it's quite sad/ pathetic to link the two concepts together! If you work purely for making the most $$, you're more than likely to "做野咁九唔搭八"!

    and also, the interest rate wouldn't just shoot up 7% over night for no reason! people quote extreme cases in the 80s, but it was also combined with booming economy where people generally make more money. alternatively, the government may raise interest rate if real estate prices go up too fast, in which case if you think10% is too much for you, you can just sell the place (knowing that the property has gone up in value) and just take your money and rent.

to think the government will just raise interest rate significantly when economy is slowing and real estate prices dropping is just very pessimisstic and over-reacting. in most cases, if your mortgage is small relatively to your income, the risk of increases in interest rate is small....

    If you think i am 無腦, then i think you have no guts... if you plan your life around the possibility that your mortgage interest rate will be over 10%, that's very sad...  

Life is not about avoiding EVERY risk, it's about taking reasonable risk. If you can't even take on the risk (quite an extreme one may i add) of paying $600 more a month in interest, then forget about planning for other accidents in life....

   answer: common sense + experience

many people (esp older generation) run successful businesses without textbook knowledge, statistical references and subsription to financial magazines (not to say that those things are not useful! don't twist my words), but they are able to gain business guts from trial and error + hands on experience.

i "read" reports and statistics but i "rely" on my instincts.
