講到租,買apartment嚟租唔係咁易。啲monthly fee又貴,仲未計成日整呢樣整嗰樣。break even都偷笑。仲要求神拜佛租着個好嘅租客唔係trouble maker,仲最好唔好成日走。我parents俾過$10萬special assessment去整乜整物,可想而之點break even。

不過話說回頭,都有成功嘅例子。最近有朋友喺coal harbour嗰頭買咗個apartment,唔係新樓,唔記得咗幾多年嘅,40萬之內,租成$1700,咁都幾ok。

But rent in downtown isn't cheap. I know it's $1700 to rent a 2-bedroom apartment in the Pacific Blvd (close to Granville bridge) area.
The 2 bedroom apartment in the false creek area around $1500. I won't call that low either...

    A few years ago they are in the 400K range la..

Say the new "studio" type of 1 bedroom apartment in downtown, 300K-ish, still able to rent $1200 at least wor...

I do believe rent helps mortgage but what about utility monthly fee property tax etc...I don't believe it is able to cover all or maybe just barely cover all.

    唔駛客氣。我都好鐘意At 17把聲。

講番買樓,如果係做IT嘅,new grad都可以搵到$40K,每個月都應該有$2000 after tax,咁如果唔大洗,儲$1500一個月,一年儲$18K,6年就儲夠$100K去買屋,買個$400K 嘅apartment嚟供都OK嘅。

    It's tough but not "mission impossible" la...For new grad, most of us will live with parents right. Pack lunch (so minimal lunch expense). The only expense is gas (or public transportation) for about $100/month. Cell phone $30 (I'm not talking about fancy iPhone with data package), car insurance $120/month, then $100 for food, $50 entertainment (say movie), $100 for parents. ~$500 expense is not that bad eh?

If you have a goal u shouldn't be 大洗 in the first place right...
And in my example...I didn't count salary adjustment wor..."supposely" salary goes up (at least it should cover inflation, if not, try switch job).

    I think $40K annual salary would get $2000/month.
Is it hard..hm...I think in IT is not hard...but I am not sure about other jobs.
