    I think the location of International Village is the problem...that part of China town....Downtown east side..

Actually, I live fairly close to the Marine Station (3 blocks away). I don't hear the airplane nor traffic w/ window open. In fact, I can only recall I hear train passing by in a quiet night.
However, I don't open window at night for safety reason and also, my neighbour liked to mow lawn fairly EARLY (like 7am) on weekend...

With this Marine Gateway....traffic doesn't really concern me....but safety ....
