I also think some of us are discussing different points here.
I think the rental market WILL get more expensive because of the higher prices in the housing market. It is still "relatively" cheap to rent in Vancouver, but that will change very quickly in several years, due to several reasons:
1) interest rate will go up
2) property prices may continue to escalate, less people can afford to buy
3) property taxes will be higher when prices are higher (eventhough there is a lag), which will also transfer to tenants eventually
Back to the original argument, many places aren't that cheap to rent at all. Look at Joyce, it's not exactly a "prestigious" location, but a single bedroom condo can easily be rented for $1200? 1300? I think it's difficult to find anything below $1000 these days, if the "median" of annual income of Vancouver is only $32,000 a year (assuming the statistic is reliable), rent will consume 40-50% of your income.
Not to mention, many prime locations are flooded with international students (with rich parents from Korea, middle east, russia, etc). Needless to say, neighbourhoods around UBC and SFU are expensive. Even in downtown, a lot of those rental units are targeted to "kids" and they can charge pretty much anything they want.
