I also think some of us are discussing different points here.

I think the rental market WILL get more expensive because of the higher prices in the housing market. It is still "relatively" cheap to rent in Vancouver, but that will change very quickly in several years, due to several reasons:

1) interest rate will go up
2) property prices may continue to escalate, less people can afford to buy
3) property taxes will be higher when prices are higher (eventhough there is a lag), which will also transfer to tenants eventually



Back to the original argument, many places aren't that cheap to rent at all. Look at Joyce, it's not exactly a "prestigious" location, but a single bedroom condo can easily be rented for $1200? 1300? I think it's difficult to find anything below $1000 these days, if the "median" of annual income of Vancouver is only $32,000 a year (assuming the statistic is reliable), rent will consume 40-50% of your income.

Not to mention, many prime locations are flooded with international students (with rich parents from Korea, middle east, russia, etc). Needless to say, neighbourhoods around UBC and SFU are expensive. Even in downtown, a lot of those rental units are targeted to "kids" and they can charge pretty much anything they want.

講到租,買apartment嚟租唔係咁易。啲monthly fee又貴,仲未計成日整呢樣整嗰樣。break even都偷笑。仲要求神拜佛租着個好嘅租客唔係trouble maker,仲最好唔好成日走。我parents俾過$10萬special assessment去整乜整物,可想而之點break even。

不過話說回頭,都有成功嘅例子。最近有朋友喺coal harbour嗰頭買咗個apartment,唔係新樓,唔記得咗幾多年嘅,40萬之內,租成$1700,咁都幾ok。

As some others mentioned supply and demand, eventually when people cannot afford to buy, they will just give up and spend their money on rents instead. A lot of people i know who are renting in downtown, false creek, they spend a lot of money on rents because they simply can't afford the downpayment. These mindsets will eventually create an upward pressure on rental rates.

All in all, rental market reflects housing prices in the long run... that's just a fact.

But rent in downtown isn't cheap. I know it's $1700 to rent a 2-bedroom apartment in the Pacific Blvd (close to Granville bridge) area.
The 2 bedroom apartment in the false creek area around $1500. I won't call that low either...

有物業 to rent is always better than 自己住.
i have 2 apartments but they're still in mortgage so the rent covers the mortgage for me.

    But how much are they?  $700K  $800K ? $1500-1700 is like 0.2-0.25%

Say Calgary, $400K uptown appartment, can rent for that amount ... so 0.4-0.5% ..

Or Edmonton, $300K downtown appartment, can rent for $800 or so ..

Say the new "studio" type of 1 bedroom apartment in downtown, 300K-ish, still able to rent $1200 at least wor...

Without

1) Population growth
2) job increases

how do you jack up the rent without running the risk of losing tenants?
there's still plenty of supply out there
I don't think anybody is having a hard time to find a place to rent, if he/she doesn't have a strict requirement on the location

the points you listed just show that it will be even less attractive to be a landlord
but it doesn't imply that rentals will go up
