今個夏天個市咁靜﹐其實唔係好多樓好以揀。老實講﹐買樓價錢都係其次﹐最緊要係自己鍾意。以我個人經驗係﹐foreclosure唔會真係平太多﹐通常都係按market price去定價。反而有時同業主講價有D等錢套現/唔想dum多幾個月可能講價仲易。

前幾個月好多業主都自動降價去避HST﹐不過7月後好少盤﹐新樓又貴﹐低息都唔可以令人有意欲買樓。

依家係buyer market, 好多盤,而且有d 人開始減價.
我唔要market value,我要good deal.
今次無心搵foreclosure, 只係咁o岩佢個價錢ok,位置ok,收租ok,所以想去睇o下.

其實今個summer唔係特別淡,只係2009果個summer特別旺..
今年其實同正常summer 差唔多,不過同最旺最旺o既舊年比就會變得好淡...
hst 都唔係好關我事,因為我買o黎租比人,唔會睇新屋..

That's right. It's a "buyer's market", means there are a lot of choices on the market, thus potential buyers have too many to choose from and compare. The more the choices, the longer the time for them to make decision, and the harder for sellers to sell. Actually there are still quite a few closings each day.

    其實本來HST都對大部份買/賣家無咩大影響﹐淨係買新樓先要俾姐。你一般lawyer fee果d一向都要俾PST所以都一樣架啦。我覺得係心理多過實質影響。

我覺得少選摘呀。今年suppose經濟好過2009年﹐但係唔知點解好似個市好淡。其實個rate都仲好低﹐如果2.75 prime都唔敢買樓就呢世都唔洗買。

professional services 一向要比GST,依家變o左比HST
但係home inspection, lawyer fee, appraisal fee 加加埋埋咪最多$2000
個HST 同GST 都唔係差好遠
要買o既人都唔會話差果少少而唔買

哈哈..打漏o左個" 's",唔該哂
依家見到d 盤o既DOM (days on market) 愈來愈長,好多開始減價.
有d 唔肯減價就就佢自己expired 或者terminated
