豐銀︰房價料下調

豐業銀行（TSX：BNS）發表報告指，加國房價未來將下調約10%，多倫多及溫哥華兩市將有更大跌幅，但不會成為美國房市崩潰的翻版。

經濟師周三在報告中，表示需求疲弱，未來兩三年加房價將累跌10%。在多市及溫市這兩個房市熱點，在供應過剩及超越負擔能力的情況下跌勢將更急。


不會出現次按風暴


豐銀副首席經濟師甘佩爾（Aron Gampel）、經濟師沃倫（Adrienne Warren）及薇柏（Mary Webb）認為，房價處於歷史新高，加上收緊監管政策，正令負擔能力下降，以及加人房屋擁有率創歷史新高，影響房市需求及增長。


在2008年金融海嘯後，加央行被逼把利率降至一厘刺激疲弱經濟。全球經濟復蘇緩慢，央行被逼維持低息，推高房價及家庭債務。不過，豐銀經濟師否定加房市會重演美國2007年的次按風暴。雖然家庭債務達可支配收入的152%，但其他指標仍健康，如業主的權益比例為67%遠高於美國的41%，房貸拖欠率低且在下降中；市場未出現大幅超建情況。


該行預測建屋量將由今年的220,000個，放慢至更能持續發展的每年185,000至190,000個水平。不少銀行及經濟師都有同類預測，資本經濟甚至預測修正達25%。聯邦財長費拉逖也以此大削按揭上限由30至25年。


建屋量減少逾一成


雖然多溫兩市將面臨急遽調整，但房市發展平衡並有其吸引力。


多市房屋供應增加投資者需求強勁，增加不穩定因素。溫市豪宅市場將更受離岸投資者情緒影響。


經濟師預期房市將像七、八十年代，經歷約十年平穩或下跌。不過他們警告全球經濟滑落除令房市大跌，也衝擊加國投資及就業。過去十年建造業增加約425,000個職位，佔所有新職位的五分一。

vancouver 已經在下調中，例如2011 年Richmond 三十年townhouse 叫價48 萬，今年本月42 萬。 不過連地獨立屋叫價仲係好硬淨，可能炒家改變玩法，炒地唔炒屋。
而Toronto 就炒到慶合合，嚇我一跳，部分new market 以北新發展大zone 貼近百萬水平。

I'm expecting the apartment price will be coming down quicker because of the supplies.  For single house, residential land only have that much especially in well developed nighborhoods.  So they should have impact slower.

Good or bad really depends on which group of people you're.  The moment one becomes a property owner, he changed 180 degree in what he expects.

   遠離炒家範圍，情況會好好多。surrey , maple ridge 仍算affordable.

It's important where you go to work... If you work around the eastern edge of GVRD, not a problem... If it's West Van, DT, Richmond, lucky you... That's why people decided moving in changed their jobs as well - Surrey, Langley, Coquitlam, Maple Ridge... 2 hours on traffic each day is an expensive cost.
