【明報專訊】皇家銀行(RBC)一份最新的年度調查報告顯示，逾30%的卑詩省民打算在未來2年內買樓，比去年上升約5%。而年輕人希望置業的「潮流」更是帶動樓市的主要力量，以18至24歲的人士為例，希望買樓的人增加了近一倍。買樓人士中有近9成認為置業是好投資；全國逾1/4人士更預期在退休時來自房屋的收益會是主要收入，而卑詩省有這個想法的人士更達到32%。

根據加拿大皇家銀行委託Ipsos Reid市場調查公司所進行的「第17年皇家銀行屋主調查報告」顯示，有31%的卑詩省民稱會在未來2年內買樓，比去年的26%上升5%。而高達89%的卑詩省民，認為買樓是一種好投資，而他們希望買樓的主要原因是認為樓價合理、利率偏低，以及找到新工作等。

調查顯示年齡在18至24歲的年輕人，對於準備置業的回應特別積極，有15%表示非常希望買樓，比去年調查的8%，上升了幾乎一倍；而所有年齡的受訪者中，非常希望買樓的只有10%，明顯年輕人將成為樓市的主力。

該在18至24歲年齡組別的有意買樓人士中，有31%稱買樓是因為找到新工作；22%則認為利率理想，調查說，年輕人會是今年加拿大樓市的主力軍。

調查顯示儘管現時是「賣家市場」，但加拿大人已經重新有興趣買樓。皇家銀行資深經濟師霍格(Robert Houge)說﹕「基本上﹐樓市信心再現。」

調查又發現﹐91%的加拿大屋主相信物業是很好的投資﹐這個比率達到12年的最高水平。有26%的置業人士，視買樓的收益，會是退休時主要收入，卑詩省民有這個想法的更是達到32%。

加拿大地產商會(Canadian Real

Estate Association)指出﹐1月份的全國房屋平均價格為328,537元。

加拿大帝國商業銀行(CIBC)世界市場高級經濟師Benjamin Tal則認為，有更多年輕人進入置業市場，主要是受到低利率、首期低；以及可延長供款期等好條件吸引。特別是一些父母曾經歷利率達12至15%的「高息期」，會因此而忠告子女置業。不過，他認為年輕人欲置業的年齡，會較調查所指略大，約為22至28歲。

這份調查報告是在今年1月8日至1月13日間，電話隨機抽樣2047名加拿大人回答問卷，報告的誤差區間為正負2.2%。

加國在過去12個月的樓市表現一直強勁，至找年12月，平均房價達33.7萬元，較前一年增加19%；而銷量則升了72%。

18-24? can have what kind of job? london drugs? future shops? or apple store csr? what are their income look like? i think pretty low (mostly), and easy to be laid off... if economy goes down, lots of properties will go default and the market will be down heavily... i think those newbie should be careful, olympic is over, economy will go slower, govt will increase interest rate pretty soon, if their parents are not going to support their buying, think twice before making down payment ho d wor....
