溫房價 全加最貴 北美第5

This is no surprise...

不少人認為溫哥華高居全國之冠的房價高得有點離譜,也有不少人認為與美國或世界其他一些城市比較,溫哥華房價還不至於離譜。在目前加國房價開始出現下修跡象之際,溫哥華房價是否太高這個問題,尤其引人關切。一份最新報告來得及時,說明這兩種觀點各說明了問題的一部分。

成立於1906年的美國最老牌房地產仲介商「科威國際不動產公司」(Coldwell Banker)的這份報告,以一般人心目中的理想住宅──「四臥室、二浴室」的獨立屋為標竿(北美洲稱為「經理級人員住宅」Executive Home),以世界觀的透視,將溫哥華的房價呈現在應有的位置上。

報告指出,溫哥華這類房屋平均價為132萬4000元,全國最高;與全國第二位(以大城以言)卡加利的平均價55萬1920元相較,高出一倍有餘;全國第一大城多倫多平均價49萬5398元,更是瞠乎其後。從這個角度來說,溫哥華的房價看來像是有點兒離譜。

卑詩省規模較小一點的城市,房價之高也緊跟在溫哥華之後,未遑多讓:奧肯那根河谷大城基隆那(Kelowna)為91萬6697元,省會維多利亞亦達67萬4450元。

不過,溫哥華雖全加最高(均價相當於128萬9179美元),但與好些美國城市比較則有所不如,在北美洲排名第五:落後於加州新港灘(Newport Beach;182萬6348美元)、加州帕羅奧圖(Palo Alto;147萬9227美元)、紐約州萊伊(Rye;132萬5500美元)、加州舊金山132萬5103美元。溫哥華也是唯一進入北美「十大」的加國城市。

與世界主要城市相比,溫哥華亦比不上上海的149萬4072美元、杜拜的141萬3750美元、羅馬的138萬4810美元等。

「科威國際」加拿大分公司的蓋哈(John Geha)表示,溫哥華房價確實遠高於加國同儕,但不難找到原因,乃在於它位置優越。

因為這個條件,它能吸引國際買家以及新移民買家等等,而從全球市場透視,它的價位也並非不合理的。

買樓應該係分開:
1. 投資
2. 自住

投資既話, 你覺得個市會升, 手頭上又有錢比首期, 而又供得起就即管去買law.
自住既話, 層樓自己like, 又有afford 得到就即管去買law.

我好明你想講咩﹐你嘅出發點係以大圍數據出發﹐我亦唔會反對樓市近呢幾年過熱嘅事實。不過我都係講果句啦﹐睇住自己荷包做人啦。若然你大把錢﹐喺Vancouver買間屋幾百萬﹐淨係裝修都唔止幾十萬﹐就算市價跌30-40%你都根本唔會care!! 相反﹐若然你餐揾餐食餐餐清﹐買樓根本蝕唔起。好似D師奶股神日日喺銀行門口度﹐賺就賺餐茶﹐蝕就蝕身家。無論個statistic話市價平定貴我都建意咪鬼買啦﹗咩係平呢? 平唔會蝕咩?

如果所有人淨係見到報紙話樓價高就唔買﹐樓價跌就買﹐咪就係人云亦云嘅羊囉。

你說得對﹐我還想加上﹐一般人都有羊群心態﹐當人人在買唔買就好似好泄底﹐當人人唔買就唔敢買﹐其實好鬼死蠢﹐錯過最好的機會。。。

人人都可以 IGNORE 一切圖表一切 FACTORS﹐但你上面已解釋得很足夠﹐我相信慎思明辨的老友記已經唔會太容易聽D E MA 姑爹亂 UP 24﹐謝謝~

Not trying to convince you anymore, because your reference point is isolated to you and people you know. Where-as I'm trying to hopefully make LYKers think twice before making what can be the biggest investment in their life-time.

My point is, for most people, if he/she comes up with the conclusion that it's a good time to buy now, they should redo their math, and check it twice, and make very sure they did not miss hidden risks and variables in coming with their conclusion. If after considering all the arguments made otherwise, they still think it's a good time to buy for them, then sure, maybe it's really a good time to buy for them. My suspicion is that a lot of people missed a lot of things, and makes purchasing decisions purely due to the misplaced pretense of housing prices will keep on going up.

    yes, that really happens to me.
My RE agent got a good deal for me and so happen that seller need money desperately.

   MOST people go a little over-budget (or at least AT their budgt) when they shop for homes. How often do you hear people say "oh i pay less for my home than i thought!" I mean, you can say that in the ideal world, but in reality, most people will just stick to 250K they know they can get from the bank and buy the 2 bedroom simply because they think the prices have dropped and they've made a "profit" already buying low, they need not to be more conservative than before when the prices were higher.

There are, of course, people who are aiming at specific units and when prices drop they buy those specific units for cheaper... but i don't think that's the norm.
