【明報專訊】溫哥華市第一間「後巷房屋」(LanewayHouse)昨日正式與市民見面，首個「開放日」就吸引市民排長龍參觀，這個從一個「車庫」搖身變成面積710平方呎，一睡房、餐廳、浴室、洗衣間、陽台的兩層小樓，每月租金在1500元至1700元之間，市政府寄望這項計劃能夠為市民提供更多可負擔房屋，解決市內「一屋難租」的問題。這間也是全北美第一間以「後巷房屋」概念建成的出租單位，在溫哥華寸金尺土的現實下，「後巷房屋」被視為「未來城市的住屋模式」。

「『後巷房屋』的建築費用遠比蓋柏文低，大約只有一個同樣大小柏文單位的一半。」這間「後巷房屋」的設計師戴維森(Bryn Davidson)說。
睡房、活動區分上下層

他說，「後巷房屋」優點良多，首先是建造成本相對經濟節約，用已有的車庫作為改建基礎，花費一般在16萬元至22萬元之間；其次是設計理念小巧而舒適，所有家電都採用了嵌入法，睡房與活動區域則是上下分離式，盡量加大縱向的空間，減少橫向面積小的壓力感；其次是私密度高，雖然與所在地的屋主共用管道和電力系統，但卻有專屬的門牌號碼，以及室外停車位。

這間位於溫東麥吉爾街(McGill St.)2703號的「後巷房屋」有一個獨立門牌號。

就記者現場所見，這間房屋的設計是睡房、浴室、洗衣間以及一個小小的書房空間在一樓，二樓則有客廳及廚房，另有一個小露台，下面則被規劃為停車位，裝修費總共花了19萬元。

業主曼多澤(ManuelMendoza)對這個新物業十分滿意，他表示，原本只是一間像車庫的儲藏室，幾乎沒有使用，現在看到車庫被改建得如此漂亮，他很想搬進去居住，但考慮未來每月能收取至少1500元的租金，也只能先忍痛割愛了。戴維森則認為，每月租金應該在1500元至1700元之間。

曼多澤又說，這項計劃一方面令業主更好利用自己的物業進行投資，更不失為未來可負擔性房屋的發展方向，如今房價高漲，相信有更多經濟能力有限的家庭需要這樣的計劃支持。

屋主又說，不像柏文或城市屋，「後巷房屋」沒有業主會，不用交管理費，改建、增加什揦都不用看人臉色，是這類房屋的優點之一。
「後巷房屋」計劃由溫市政府於去年7月正式通過，估計全市約有6萬個獨立屋可參與這項計劃，目前市府只發放了65個建設許可證，該項目未來發展潛力巨大。

I don't really understand why this is news worthy?  Is it a really slow news day?  I have seen a LOT of these.. They are call Coach House, and this is NOT the first one lor. I have been to open houses that they have these "apartments" on top of the garage or just a small duplex like house on the back.  I have seen them like 10 years ago already.   LINE UP to go see it?  Vancouver people really have nothing to do?

i saw that at LiveCity Yaletown during olympic time. It's pretty cool.
I guess the old "apartments" on top of the garage wasn't legally built.

yeah, that one in livecity is pretty cool, but if the location changed to a back ally it might not be as cool.......

one thing i still don't understand is Vancouver is not that small and the population is not that big, how does it become 寸金尺土.........the housing price is just ridiculous....

The housing price is so high because the government has done nothing to help the normal people.

i.e. HST exempted
