修理電器 - 關於租客

剛收到租客通知, 佢話個雪櫃的ice maker唔work, 個APT係全新的, 內裡電器亦係一樣, 但我唔肯定仲有無保養, 如果無, 係咪都係業主搵人去整?

我第1次收租客. 好多野唔明 (譬如: 我想定期去間屋睇下, 我老公話唔好, 每次去搵租客好似傾續租咁, 佢都只係企係門口同我地傾, 我話想入去睇睇, 老公話唔好意思...租左成年比佢地, 我都唔知入面變左咩樣)

如果係由業主承擔, 有無好的電器師傅可介紹? 謝.

I think you have the right to go inside to check the property. Otherwise you don't know if they grow weed! (just an extreme case).

呢邊整電器係屋主負責。整電器好貴架,有時買過架好過。

可以入屋的,一年兩三次入屋好正常。
當然唔好留太耐,主要睇下有無違規損壞,就算數。

And landlord supposes to pre-arrange a visiting time.  They have all reason to refuse you if you just go knock on the door (I know, you own that house, but... )

If you are worry, you can use my method. I will arrange pick up cheques from my tenant every 6 months. That way I can *go in and check* briefly.

landlord has the right to inspect the unit BUT you have to make appoitnment. Yes, you own the place but you also taking rent as well. So as long as they paid rent, I believe they have right to refuse any sudden vist or inspection.

As for fixing things, it is part of landlord responsibilty. My condo was brand new, and my tentant freaking text me every month to fix *something* for the first 3 months. I take it an opportunity to inspect my unit lor.

As for your applicances, did you register for warranty?
I think brand new condo usaully have 1 year warranty coverage.

For sure you want to set up a inspection schedule with your tenant, may be inspect once every few months.  Otherwise, you place will become a grow op!

我地的APT雖然係brand new, 但唔係果頭買, 果頭即刻租得出, 空置左約2個月左右. 所以已經過左保養期.

個住客係用電郵話比我地知. 我係公司CHECK先知, 咪答佢如果係ice dispenser壞,唔係個fridge, 呢個係佢optional features, 如果過左保養, 而個FRIDGE無壞, 咁我地可能唔會整.  再同佢講新電器好少會壞, 約佢今個禮拜六睇下咩野事, 通埋叫佢以後有咩事, 打我手機或TEXT我, 唔好用電郵.

佢之後真係TEXT我, 但係叫我睇EMAIL, 一睇就把鬼火....佢話根據tendancy agreement, 我地必須要幫佢整..仲話禮拜六太耐 (如果咁URGENT, 點解唔打比我地?), 跟著又話根據tendancy agreemtn, 我地要"The landlord is required to clean out the dryerexhaust pipe and outside vent at reasonable intervals. 佢話個dryer條管唔干浄, 令佢干衫時間長左, 用多左電(今年加租時, 佢就同地講唔值咁的錢, 話地方太細, 唔光猛, DRYER條管唔干浄, 因為係發展商設計問題, 已經解釋比佢聽我地清理唔到, 亦唔論到我地清理), 我地之間簽的agreement係無呢個條款..唔知佢係邊樹quotE出黎, 再黎俾左好多RTO的LINK話佢有咩權益, 話如果我地唔理佢, 佢可以去RTR求助!!!

我想問係咪真係要整ice dispenser, 我地的合約話包FRIDGE (另外, 電器用左1年就壞? 似係人為因素而唔係wear & tear),...另外, 佢所謂的tendancy agreement並唔係我地之間的合約, 我估佢係係RTO度搵, 我係咪一定要履行?仲有, 如果俾1個月通知佢叫佢走, 要唔要再整野?其實佢好麻煩, 入黎住無耐, 先後話洗碗機, 干衣機, 碎骨機,按摩BATH都話, 有問題, 明明話要鑽牆, 要通知(因為係石屎), 佢就當屋主自己黎...
