I also agree the stuffs u said about ownership. That's why I am not renting even knowing that renting is cheaper now. But for people living at the vancouver average income level, I would think renting is a smart option (financially). For investment.. bleh.. most likely it will yield very small profit, if not negative cash flow.
Imo, the downside risk is quite high at this point. House price increases doesn't mean rent increase. As I said before, rent in vancouver is not going up at the same rate as house price. Rent is dropping in vancouver if taking inflation into account. Lots of investment properties so that landlord are competing for tenants at the moment. That also means that land is not running out and the actual housing demand is not that high to justify this kind of price. |
