Based on the Residential Tenancy Act, there are a few conditions landlords have to follow if they want to raise the rent on the existing tenant, here are just some main conditions:
- at least 12 months have passed since the last raise
- written notice of an increase must be given to the tenant at least 3 months before effective date
- increment up to an amount equal to the Consumer Price Index (CPI), which was about 1.6% to 1.8% for the past few years, plus 2%

當然﹐樓市差買樓可以蝕﹐所以我咪話有多餘錢先去買樓囉。本人覺得有自己地方可以做乜都得﹐要裝修又唔洗人approve﹐又唔世驚業主話賣樓俾D三唔識七嘅人上嚟睇樓。所以我一日有錢﹐afford得到﹐我一定一定唔會諗租樓。Downside risk有幾多﹐斷估唔會去到$0掛? (係嘅話我買多幾棟﹗) 但係upside risk真係唔知﹐樓價可以一路升﹐連租都可能有一日俾唔起﹗

I also agree the stuffs u said about ownership.  That's why I am not renting even knowing that renting is cheaper now.  But for people living at the vancouver average income level, I would think renting is a smart option (financially).  For investment.. bleh.. most likely it will yield very small profit, if not negative cash flow.

Imo, the downside risk is quite high at this point.  House price increases doesn't mean rent increase.  As I said before, rent in vancouver is not going up at the same rate as house price.  Rent is dropping in vancouver if taking inflation into account.  Lots of investment properties so that landlord are competing for tenants at the moment.  That also means that land is not running out and the actual housing demand is not that high to justify this kind of price.

Landlords can't just kick tenants out whenever they wish. To sell the house is one of a "illegal" reasons commonly known and misunderstood by the public. The only legal reason for "kicking" tenants out before the contract term ends is the landlords themselves want to live in the premises. But if the kicked-out-tenants found that the landlords didn't actually move in in a reasonable time frame, they can sue the landlord back for damage! (and usually would be 2 months rent.)

Who doesn't want more money? No matter you're a landlord (ask for a higher rent) or a seller (ask for a higher selling price). However, if the same or similar premises in your neighborhood is renting or selling within a certain rate, and you want a double of that, do you think there is any renter or buyer interested in yours? Your imagination is out of the reality.

    租得出去都係想賺錢啦﹐個市好放樓好正常﹐我都租過地方住﹐人哋要賣樓真係無得出聲﹐呢個係事實。就算唔租俾外人﹐都可能收樓俾個仔住/ 父母住﹐呢D都係防不勝防。

當然﹐如果樓市差﹐確實可以搬﹐租平D﹐呢個case我唔會拗。同埋我都覺得如果工作唔穩定﹐會成日走/工幹嘅人﹐租係確實方便D﹐呢個都係理所當然。

如果錢好緊的話﹐我唔會建意買樓。點都係一個投資﹐係風險要蝕得起。

我都講過﹐如果想買又afford唔到﹐可以買平D。凱漩門買唔起可以住屯門﹐何文田買唔起可以住沙田﹐半山買唔到可以諗諗馬鞍山。我覺得要預鬆動D﹐自己住唔係炒的話﹐其實cashflow好易計。

總之要好了解自己financial situation先去買樓﹐買嘅時候個budget要渣緊唔好越睇越貴就ok。

不過, 我都諗唔到有錢去買樓有乜野問題.
我有個朋友, 唔知係唔係細個成日玩大富翁, 而家一有多餘錢就走去買樓, 佢話鍾意磚頭夠實在, 好過hold 住一疊紙. 我都吹佢唔漲.
