I'm sorry but I really find it hard to feel pity for the younger generation here who complains about the high prices.  With duo household income, I don't see how hard it is to own a home.  If you cannot afford to live in Richmond Vancouver or Burnaby, then just move further East and do a little bit of commuting, build your equity, and upgrade to a nicer one in a few years.  I read somewhere the brand new Concord deveopment in Surrey is starting from $200k?  That sounds very affordable.  Or if you can't afford a brand new home, get an older one and do some reno.  If there is a will, there is a way.  I think many complainers just have too many sitipulations and expecations for the first property and they try to wait for that 20% drop. Well Guess what, the train doesn't wait.  Try owning a decent place in Hong Kong these days.  Anything below 2.5 mill HKD are all tiny pieces of crap.  There's really nothing to complain about here.

咁買親樓都係 30-40 年嘅committment啦,咁你覺得uncomfortable嘅話就look for other choices 囉 like renting。
學cowboy話齋,都唔會年年都make 60K嗟,會有pay increase家嘛

I think you guys are to obssessed with the term "iphone".  Would that makes u feel better if I say any cell phone?  Do u get new cell phone every few years?  hiking is not really free... u need to drive there, or take the bus there.  It can be expensive too if u want some good shoes to go with it.

Ok, if you miss the point from earlier conversation, i will recap that for ya.  Basically, Ms. C was claiming that someone with 60k income can be in a good/comfortable position to buy a 500sf place in downtown.  Another person and I disagree.  But from the recent posts, sounds like Ms. C is turning that to a "tight" budget or buy elsewhere far far away.

    I have already mentioned that a few pages ago, but smoe people are still very determined to make examples based on $700,000 single detached houses in Vanacouver and what a piece of crap they are...

ai.... i can't really say much other than how ungrateful some people are.... obviously these people have never been through rougher times in life!

我都係覺得宜家嘅generation好鍾意complain囉,點解咁難賺錢,點解咁難呢樣嗰樣,點解唔諗吓點解我唔可以搵多啲$,點解我唔可以discipline吓自己去儲多啲$,將來就可以afford多啲luxury囉。

要怨嘅,只可以怨自己無rich dad嗟。就算有rich dad,都唔一定留番啲$俾你嗟。

I am not trying tell that 60k person went to buy a $700k house.

I am just trying to show the cost of $700,000 in Vancouver. And the fact that you can buy a crack shack in Vancouver with 700k.

First of all, nowadays every provider has "free" cellphones with plans, so yes, i do think that paying $800 for a phone that you would only use for perhaps 2 years is too extravagant.

And right from the start, i said, if you were to make 60K a year you can afford a studio in downtown and live relatively comfortably, but my perspective on comfort is not to be deprived from necessities with some room for entertainment - NOT extravagant lifestyle. if you make a regular salary, you expect a regular lifestyle, if you make SLIGHTLY more than average salary, you get SLIGHTLY better lifestyle, not EVERYTHING you wnat in life...

being comfortable isnt' always about what you have, is HOW you choose to live your life. personally, i can honestly claim that i make $60K a year but i spend perhaps less than $1700 on most months living very comfortably.

Complaining or unable to afford is one thing.  Discussing the current real estate is another.
Don't assume that people who are on the bear side are all poor and not able to afford.  That is just naive.  Of course, some bears are not able to afford, but some bears just don't see the appreciation from real estate from this point and consider real estate as a bad investment.

I would like to hear your reasoning and stats on why the real estate will keep going up or flat.  Please don't quote sth like "i know a lot of people blah blah blah".  That is not a good discussion or debate.  Let's use ur example, surrey starting from 200k.  How much appreciation are u expecting?  How much will it cost to rent the same unit?  If you want to discuss HK, u are on the wrong forum? LOL

There are still many choices for $700K and no it doesn' have to be a crack shack.  There are  brand new houses near the Queensborugh area starting at $550k or go further East, or there are older but still decent ones near South Burnaby.  

If the "house" factor is not part of the buyer's restrictions, then there're very nice condo for $700k in prime areas.

    That is also assume mortgage rate is at histortric  low point for next 30yr.  Try run the number when mortgage is 10%? or like 18% during 80's
