The problem is you are drawing on your rather limited personal experience (limited because it's really, just a few sample point based on your own and experiences from people you know, who more likely resembles yourself than otherwise). With that, you are putting out vocal viewpoints and advices to fellow LYKs, who probably more resembles the typical Canadian than a rather well off individual like yourself.

There are a lot of statistics, reports, analysis and historical references out there that indicates Vancouver RE have more downside risk than upside potential. With affordability at 9x average (mean or median, forgot) income, it's THE most unaffordable city in the Western world. Historically all prices reverts to the mean. A lot of people under the influence of the euphoria thinks otherwise, but still, things never fails to revert to the mean. This loosely is the mechanics of a bubble, and the crash of such bubble.

Should add, if you want to lose money, that's fine. If you want to give out your viewpoint, that's fine. Don't go out there and encourage people to lose money with you.

你講得岩係我真係唔係average Canadian﹐但係LYK裡面有幾多係average Canadian呢? 我諗移得民﹐港加兩邊都有屋嘅人喺呢個平台一定唔少(分分鐘佔大多數)。而香港人好多出嚟做嘢之後都仲會同屋企人住﹐儲錢買樓﹐呢個亦係普遍香港人會做嘅嘢係同average Canadian唔同。我想講係﹐我唔知有幾多人同我差唔多situation (financial/ lifestyle)﹐但係我諗就算同我唔一樣﹐LYK呢班香港人都未必會同average Canadian嘅consumer behavior一樣。

我覺得香港人經歷過98金融風暴﹐負資產﹐我覺得好多人都會學精左。所以我自己都唔encourage任何人無錢去買樓﹐我亦講過﹐就算唔係有錢﹐十幾萬condo都係幾萬蚊首期﹐都可以好經濟﹐我唔覺得係average Canadian負擔唔到嘅數目。

我喺另一個topic<加拿大買樓的故事>都講過median income vs. median housing prices嘅數據﹐我都知Vancouver係全加拿大最貴。但係若然你係賺above median嘅收入去買below median嘅樓得唔得呢? 如過你買棟十幾萬嘅condo﹐蝕到盡有幾多? 我諗有數得計。所以亦唔可以話"Vancouver樓市偏貴"就叫人一定唔好買。同樣﹐如果Vancouver樓市偏平亦唔代表無錢無credit可以隨便買樓。

樓市升咗咁耐,預計個trend跌都唔出奇嘅。不過有早知無乞衣,俾你估得咁中唔好去炒股?有時啲嘢,高處未算高,低處未算低,真係好多因素影響。而家嘅market根本就唔係一般average本地收入嘅人可以負擔得起架啦。咪又係啲中等家庭嘅移民,海外嘅炒家託起?如果繼續有嗰啲人,啲利息又係低水平嘅話,都未必會大跌啦。
以上係我一啲都唔專業嘅opinion

講真,上嚟都係吹水嗟。唔通當個個係專家?吓吓要引經據典?人就梗係base on 自己嘅experience嚟講(吹)架啦。信不信,當然由你。

    我都係咁諗。如果只係根據D report﹐呢D report個個人都有喺手﹐咁個個人都賺錢? 呢個係無可能。講到尾都係靠個人意見/經驗﹐點解要俾錢去揾私人財務經理? 如果個個都只係講historical statistic﹐平均線同普遍消費模式去做每一個決定﹐根本唔合邏輯﹐每個人個situation本應唔同。

There isn't 100ish-k condos anywhere you'd consdier as 'Metro Vancovuer' ba...

Vancouver is not just the most unaffordable (not just expensive, it's UNAFFORDABLE) place in Canada, but it was the most unaffordable among major cities in the UK/Australia/US and a couple other Western societies according to that infamous survey a while ago.

Historically, affordability averages at about 3/4x income. Vancouver is now over 9x I believe. You'd need to make quite a bit above median income and buy quite a bit below median home sales value to make it any 'affordable', unfortunately....
