If rent is increasing too, that means there is an actual/real demand on housing la.
Again, if both are increasing at the same time, that means the own/rent ratio would more or less maintain.  
HK is really 地小人多... vancouver? it was just some BS made up by realtors!

香港既公屋就唔會住得靚過好多人lu.
我細個住過兩個屋村, 第一間就係天花板甩石屎, 鋼筋都現哂出黎. 第二間就成個廚房牆身既瓦仔剝落... 所以, 大個左知道自己將來搵到錢個陣, 就決定左一定要搬出去住啊!

The notion of comparing Vancouver to Hong Kong is rather interesting. I did a quick research. These 2 links looks to be quite informative.

Both basically points to HK having much lower mortgage rates than the western world, masking structural unaffordability. I don't know the HK market enough to even form an opinion on whether this is true or not. Interesting never-the-less

    正正咪就係我講緊果樣嘢囉﹗At any given point﹐呢個市都有升有跌。或者之前個LYK見到downtown apartment跌價﹐但係同一時間Richmond townhouse可以好起香。

呢個咪就係點解我話要視乎個別例子而唔係齋講大圍statistics。
