    ohhh i never really thought about that?!!! do you know what area is that? i am looking into "West Cambie" area. Those houses are usually around 1-25 years... do u mean they don't cover the whole area or just depends on the age of a house????

not really =)  Maybe for apartments or townhouses...
first of all, the budget that i have is little, now a days, a very small old house is costing 800k-900k, even for Richmond! And i am looking around West Cambie, Garden City or Riverdale area only, i don't want to be too far away. This 3 areas add up have no more than 25 houses for sale thats under 1 million... so i really don't have many choices...

Are you working with a realtor now? And what's his/her opinion?

Just state out some facts:
- If there is no transformer and no fire hydrant, absolutely no such concern for your future buyers.
- The issue you're concerning right now, would be the same concern to your future buyers when you want to sell your house later. In fact, some people may consider that a problem but some people don't bother. Probably no one would consider a transformer a benefit for them; but a fire hydrant could be neutral, negative, or a credit.
- Whether a corner lot worth more or not has no absolute definition. At least the property assessment won't take that a consideration, it's only about people's liking and preference. It could also be neutral, negative, or credit.
- If you worry your future buyers may have the same concern as you're worrying today, but you really like to buy that house (or similar ones), try to bargain harder in order to get a better deal today. The difference you get today might not able to compensate the possible loss in the future, but at least that makes you feel better today. (or maybe you can gain lots, who knows?)

I personally won't get one near a transformer....
I can feel it when I walk near one.... Sometimes I even get headache...

I personally don't like these electrical related things around my living quarters. I think they are an abstracted view and could possibly become dangerous. They may not make sound or have any problems today but hard to say if there will be any later. They are bad fung sui too. However, if you don't believe in fung sui, just "think" how you will feel living with a block of something in front of your house vs an all natural, balanced feeling without any distraction.

Having a quake insurance is a plus in Richmond...
But, I don't think that will solve all your worries.

Insurance will cover the damage from the quake itself, but I don't know if it will cover the damages caused by the tsunami, liquefaction of ground, flooding (caused by ground settlement, not rising of water table) and fire after the quake.

Any experts here can answer these questions in depth?

Just my 2 cents...

IMO Richmond is a good place to live e.g. beautiful weather, convenient...

BUT...

It doesn't worth spending too much on it.

    ohhh i actually believe in feng shui too! I am thinking should i find a feng shui Master to go take a look first~ if it's not too expensive! And I agree that they are a complete eyesore... but the "look" is not what i am worrying, as Landscaping around the box could make the outside more attractive, and maybe.. lower down the noise?! I am more concerning on the health problem and the property's future selling value...
Geez... now a days is so hard to find a good house!!! =(
