tell me what the average is

if you were lucky, you could lock in a CD at 5%+ at some point during that time but that was only during a very short period and I don't see the rate going back up to that level in the next 5 years

Nowadays you can borrow at 3% or less.  Tell me why the banks would want to lend to you at 3% if they can guarantee a 5% return on the money elsewhere.

And there are tons of very conservative funds out there generating a 2%-4% return a year.  Maybe there are other safer investments that have higher yields and they are just plain dumb.
