You don't need to pay HST unless you're buying a brand new place; nor do you need to pay commission to an agent(s) when you're the 'buyer'. The 'seller' will be paying the agent(s), and of course, your bargaining power may drop depending on how much the agent is charging your seller.

Was actually looking at some of the bachelor/1 room units in DT and many of the asking prices have already dropped slightly compared to 2 months ago~

hi investors...
do you have any idea about 989 Nelson St Vancouver?
It's about 500SF, rental income $1400-1500 (unfinished), $1600-$1800 fully furnished.
but  no individual laundry, and no parking stall!
there are some units in MLS now, about $290-$320K range

    500SF = $1400-1500 = no way..... -_-

my friend's place on Seymour, NEW BUILDING (2009 complete), parking + insuite laundry, ~500SF studio flat = $1300/month


ps* if it's too good to be true, it probably isn't!

eletra? 1400-1500 unfurnished/1600-1800 fully furnished sounds too high tho.. 500sf and 15 plus years old, too.. Realistically, I say 1k to 1.3k max, furnished.
